Items needed for a construction mortgage

• Plans and specs (blue prints).
• Breakdown of costs (sample exhibit).
• Land contract (if applicable).
• Construction contract with builder (if applicable).
• Two current pay stubs or two years of tax returns, if self employed (not applicable for No Income Verification Mortgages).
• W-2 for two years or two years’ tax returns.
• Builder profile (sample enclosed).

How a construction mortgage works

All EPI construction mortgages offer 12 months to build your home. During that 12 months your mortgage payments are interest-only. It works like a credit card: you pay only on the money you draw—funds are disbursed for work-in-place.

 For example

1. After your foundation is poured, you will call our service department for an inspection.
2. We’ll send an inspector out to the home to verify that the work has been completed and authorize payment. 
3. The funds will then be disbursed to you.  This process will continue until you complete the home. For our consumer customers, when your home is complete your mortgage will automatically convert to a permanent mortgage and you’ll start paying principal and interest.
